On the water, two properties that look almost identical in photos can be worth very different amounts. Frontage, depth, exposure, shoreline type, road allowances, septic, water source, access in February — these are the details that decide whether a waterfront purchase becomes the best decision you’ve made or an expensive lesson.
I work with conventional buyers and sellers across Simcoe County, and waterfront and lifestyle properties are a big part of what I do. Whether it’s a year-round home on Lake Simcoe, a beach property on Georgian Bay or a cottage up north, the approach is the same: understand it fully before you commit.

The waterfront checklist
Questions I ask about every waterfront property
- Who owns the shoreline? Is there a road allowance between the lot and the water?
- What’s the frontage — and the depth off the dock?
- Which way does it face? Sunsets, wind, waves and ice all depend on exposure.
- Sand, rock or weeds? How swimmable is it, really?
- Where does the water come from, and has it been tested?
- How old is the septic, and has it been inspected?
- Are the dock, boathouse and additions permitted?
- Is the road maintained year-round — and by whom?
Selling a waterfront or cottage property?
Buyers on the water ask harder questions. Having your water tests, septic records, permits and survey ready before you list builds trust — and protects your price.
Rural and lifestyle properties
Acreage, hobby farms and country homes share many of the same questions — wells, septic, zoning, outbuildings and access.
