More than a summer town
Wasaga Beach sits on Nottawasaga Bay at the southern end of Georgian Bay, with roughly 14 kilometres of sandy shoreline. For decades it was known as a summer destination. Today, more people live here full time — retirees, remote workers and young families — and the town is changing with them.
The beachfront is in the middle of a major redevelopment aimed at making it a year-round destination, and Collingwood and Blue Mountain are a short drive west. It’s a place where bungalows, cottages and newer subdivisions sit side by side, and where the right street can feel worlds away from the summer crowds.

Where people live in Wasaga Beach
Near the beach. Streets close to the shoreline and the beach areas, with cottages, renovated year-round homes and the busiest summers.
Along the river. Homes on and near the Nottawasaga River, popular with boaters. Beautiful — and worth a careful look at flood plain mapping.
Newer subdivisions. Inland neighbourhoods with newer bungalows and family homes, often favoured by full-time residents and downsizers.
The quieter ends of town. Areas farther from the main beach where things feel residential year-round, even in July.

Bungalows, raised bungalows, cottages, newer detached homes, some townhomes and riverfront properties. Depending on the property, Wasaga can offer more space for the money than nearby Collingwood — but compare carefully.

Getting around + essentials
- Driving: Highway 26 connects to Collingwood and toward Barrie; Highway 92 heads east toward Elmvale.
- Healthcare: Collingwood General and Marine Hospital is the closest hospital.
- Schools: SCDSB, SMCDSB and French-language boards. Confirm for the address.
- Outdoors: Wasaga Beach Provincial Park, the Nottawasaga River, Nancy Island and winter trails for cross-country skiing and snowshoeing.

What nobody tells you
Things worth knowing before you buy in Wasaga Beach
- Flood plains and erosion matter. Properties near the river and some low-lying areas are regulated by the Nottawasaga Valley Conservation Authority. Check mapping before you fall in love.
- Many homes started life as cottages. Insulation, foundations, heating and septic or sewer connections deserve a careful inspection.
- Summer is a different town. Visit in July and in February before deciding where you want to be.
- The beachfront is under construction. Redevelopment should be a long-term positive, but expect disruption near the main beach areas while it happens.
- “Beachfront” isn’t always what it sounds like. Confirm where your property line ends and what’s public.
