Orillia sits at the narrows between Lake Simcoe and Lake Couchiching, where Highway 11 starts its run into Muskoka. It’s a small city with a full set of services — a hospital, college and university campuses, a historic main street and a waterfront park that’s busy all summer.

Its nickname comes from Stephen Leacock, whose fictional “Mariposa” was inspired by Orillia. More than a century later, it still has that mix of small-town character and lakeside ease — with the surrounding townships offering rural and waterfront options just minutes away.

What nobody tells you

Things worth knowing before you buy in Orillia

  • Two lakes, two personalities. Lake Couchiching and Lake Simcoe differ in size, exposure and how they behave. On the Trent-Severn system, water levels are managed seasonally — ask what that means for a specific dock.
  • Older homes are part of the charm. Inspect for original wiring, plumbing and foundations, and confirm insurance early.
  • City or township? Homes just outside Orillia may have different taxes, services and rules. Confirm which municipality you’re actually buying in.
  • Highway 11 on a Friday in July is its own experience. Plan around cottage traffic.
